Kiatnakin Phatra Asset Management Company Limited, the management company of 
Urbana Property Fund (Leasehold) (URBNPF or Fund), reported that the fund is
defaulted on the rental payment since March 31, 2024. As a result, the lessor
has the right to terminate the lease agreement immediately and as of the date
that the lease agreement is terminated, the fund's net asset value will be equal
 to zero (Details as shown on URBNPF's news on July 15, 2024).

Since the lessor can immediately terminate the lease agreement from the default 
on the rental payment over 3 months which is a cause for the fund's dissolution
and may potentially be delisted, the SET will post SP (Suspension) sign when
there is a cause for the dissolution of the fund until the fund is terminated
from being listed securities.

Therefore, SET recommends the investors to be careful in trading URBNPF's 
securities and closely monitor the fund's progress from the management company
as the fund is waiting for the rental postponement consideration or the lease
agreement may be terminated immediately.
